Regensburg (Germany) November 23, 2021. Vitesco Technologies, a leading international provider of modern drive technologies and solutions for e-mobility, is also focusing on electrification in the two-wheel sector. In addition to its experience in this market, the company can also draw on its extensive expertise and series products in the automotive sector. At the world’s most important motorcycle trade fair, EICMA (November 23–28, November 23–24, trade visitor days), Vitesco Technologies will be presenting its broad range of innovations in two-wheeled vehicles: From all-electric drives for light motorcycles and scooters to the demo version of a hybrid motorcycle and other electrification solutions to emission-reducing systems for a wide range of two-wheeled and powersports applications.


48-volt drive targets Asian high-volume markets


The 48-volt system which Vitesco Technologies is presenting in Milan for the first time is designed for a performance range of 3 to 7 kW, the electrified equivalent of smaller motorized two-wheelers in the performance class of up to 150 cc which play a central role in everyday mobility in Asian countries in particular. The electronic control unit of the system, an eDCU (electric drive control unit), contains the inverter function and additional vehicle functions. The electric motor is equipped with a robust inductive rotor position sensor (iRPS). This sensor system guarantees a high quality of control, ensuring that the electric drive can handle even the most challenging driving situations. Vitesco Technologies is already developing the 48-volt system for volume production (for further details, see separate press release).


Hybrid system enables all-electric driving and enhances driving pleasure


Unlike the 3 to 7 kW segment, where Vitesco Technologies is expecting a very dynamic move to all-electric drives in the near future, the company assumes that hybrid solutions will play an important role in a transition phase for larger motorcycles – because future CO2 limits can no longer be achieved solely by means of measures aimed at the combustion engine. In the demo vehicle for a hybrid motorcycle presented in Milan, the additional electric motor is a standard belt-driven 48-volt starter generator from the automotive sector, where Vitesco Technologies has been using 48-volt hybridization since 2016. The starter generator also makes it possible to drive shorter distances purely electrically, especially in urban traffic. It also makes riding fun because it noticeably improves performance, especially on medium-sized motorcycles.


A PDCU (Powertrain Domain Control Unit) handles the very demanding control strategy in hybrid systems. This master controller controls the 48-volt machine, communicates with the M4C engine control unit of the combustion engine, and coordinates the two drive types: It decides when to drive electrically, when to use the conventional drive and when to use both, and also ensures harmonious transitions between the drive modes. Another innovation in the hybrid motorcycle is an intelligent actuator (Smart Transmission Actuator), which can switch the transmission independently and without actuating the clutch. With such automated manual transmissions, high CO2 savings can be achieved because the electronic control system can perform the gear change at an optimum time for fuel economy.


Wide range of electrification from start-stop functionality to high-performance drives


Two further EICMA exhibits demonstrate the span of Vitesco Technologies’ electrification range: An integrated starter generator control unit (ISG) and the EMR3 (Electronics Motor Reducer 3rd Generation) integrated axle drive.


With the starter generator control unit, a start-stop function can be integrated into two-wheelers with a cubic capacity of up to 250 cc with minimal effort. For this, the 12-volt alternator present in the system is modified so that it functions not only as a generator but also as an actuator to start the combustion engine. This means that the starter can be omitted. The actuator can also be used to increase the power in certain driving situations.


The third generation of the EMR (Electronics Motor Reducer), which Vitesco Technologies has been using as standard in numerous passenger car models since 2019, is a highly integrated, compact and lightweight unit comprising an electric motor, power electronics (inverter) and reduction gear. It is suitable for performance-oriented three or four-wheeled electric vehicles, such as side-by-side models, and also for rickshaws. Vitesco Technologies recently announced its first use outside of the passenger car sector: Thanks to the EMR3 drive, the high-performance three-wheeler Twike 5, which is to go into limited production from mid-2022, will accelerate to 100 km/h in 3.8 seconds, reach a peak of 190 km/h, and get by with a combined consumption of only 6.9 kWh per 100 kilometers (according to current simulations, for further details, see separate press release)


New solutions for classic drives and high-end motorcycles


After Vitesco Technologies has made smaller single-cylinder gasoline engines Bluetooth compatible with the M4L_BLE engine control unit integrated in the throttle valve plugs, the company is now presenting another M4 variant with a special functional feature: The M4REK uses electric gas, which means that the throttle valve is no longer operated by bowden cable, but electronically controlled (“drive-by-wire”). This gives engine management full control over the air path, which means that all parameters can now be optimally aligned for reducing fuel consumption and emissions. The ultracompact control unit which integrates electric gas and engine management in a single unit, also enables different driving modes such as “Eco” or “Sport.” 


In the high-end segment, Vitesco Technologies has set an industry benchmark with its M4C engine control systems (for one or two cylinders) and M4D (up to four cylinders), which offer a wide range of functions in a very small space. In Milan, the company is now also presenting further developments for this segment. With the Smart Transmission Actuator, manual transmission can also be automated for motorcycles. Another new addition is an electronically controlled double throttle body (Electronic Throttle Body, Twin Parallel). This electric gas system moves both throttle valves with just one drive unit, and its extremely compact design makes it particularly interesting for twin engines. High performance in small spaces also makes the METALIT®️ catalyst carriers (LS design/PE design) on display at EICMA stand out: These ensure effective exhaust-gas aftertreatment thanks to their flow-optimized designs.

 • The total investments for 2021 are likely to surpass the 2019 levels and in fact reach the pre-COVID 19 levels of 2017 and 2018.

• The commercial segment has experienced reasonably higher share in investment from 25% to 62% during 2015-2020. The residential segment has seen a decline in its investment share from 61% to 2% during the same period. 

• 80% of the prospective homebuyers are looking to purchase a house within the next three months.

• Transactions across the major markets increased by 39% year-on-year (yoy) in the latest quarter. Overall, in H1 2021, transactions were down by 29% yoy when compared to pre pandemic levels.

• Driving the growth of the real estate industry in India include low interest rates, favourable government policies, revised circle rates in Delhi, more ready-to-live projects.


New Delhi, November 23, 2021: After being hit hard by COVID due to scarcity of labour and low budget spending, India’s real estate industry is now gathering pace and is on the course to healthy recovery. 


These are some major findings of a report titled Real Estate Industry: Outlook and Challenges released by Infomerics Valuation and Rating Pvt Ltd., the well-known SEBI-registered and RBI-accredited financial services credit rating company.


The commercial segment which is relatively a more formal segment (with big players involved) has seen an influx of investment. Among dominant markets, Bengaluru, Chennai, and the National Capital Region (NCR) recorded largest recovery in the September 2021 quarter. The Information Technology (IT) remains the largest consumer of space during the quarter, occupying 34% of the space transacted.

Talking about residential spaces, the interest rates on home loans (October 2021) are likely to act as an incentive for prospective buyers. Along with that, the buying decisions now factor in adverse impact on income, ‘thriftiness’ caused by unforeseen emergencies, ‘access to large green areas’ and ‘access to good healthcare’.


Other Government interventions

The Government has an active and essential role to play in the socio-economic setting of the nation. The Infomerics report outlines the various initiatives taken by the government to help and bolster the sector like tax holidays for affordable housing projects, tax deduction on interests on housing loans in the Union Budget 2021-22 augur well for the industry. Further, the interest rates on home loans (October 2021), and festival offers are likely to act as an incentive for prospective buyers.

On 30th July 2021, the Securities and Exchange Board of India (SEBI) lowered the minimum application value for Real Estate Investment Trusts from ₹50,000 (US$ 685.28) to ₹10,000 -15,000 (US$ 137.06 – US$ 205.59) to make the market more accessible to small and retail investors.

Capital expenditure (Capex) of ₹5,43,559 crore is designated to be provided by the Centre and States combined under the “National Infrastructure Pipeline (NIP) over the period 2020-25” under affordable housing.

There is a manifest need to examine the impact of policy initiatives and changes in real estate encompassing the impact of financial deregulation, privatisation, functions and working of banks and financial institutions, balanced regional development, standards of living and promotion of disruptive and incremental innovation.


Challenges

The Infomerics report states that the delay in buying & selling of projects due to Covid 19 has been a problem for the constructors. This was further widened due to shortage of labours & workers as people shifted back. However, with the ebbing of the pandemic, the industry is likely to gain traction. The housing price index showed that the ‘price index’ has been increasing despite the proliferation of the COVID pandemic and it was above 110 during the first wave. However, the ‘quantity index’ plummeted to less than 30 during the same period. The report stresses in the part that if the situation continues, then even reducing the home loan interest rates would not be quite effective. Amidst Covid-19 pandemic uncertainty, investors stayed away due to the uncertainties in the property market. In 2019, around ₹1.59 trillion worth of luxury housing stock was unsold (which was around 34% of the total unsold homes across top residential markets).

Further, the report also mentions that the possibility of the third wave of Covid 19 and the emergence of delta variant, however, causes concern for the industry.


The way ahead

The report mentions that post-pandemic, the real estate industry has been witnessing drastic change over the past two years. While the COVID induced ‘work from home’ model reduced the demand for commercial spaces, it increased the demand for residential spaces. However, commercial investments augur well, given the scope of business activity in India & this can be clearly witnessed with the on-going developments in Indian business space as more companies are being formed as they touch greater heights of expansions with need in working spaces. Moreover, about 88 crore people are expected to live in urban areas in India by 2051 as against the current 46 crore people. Therefore, this trend setting pattern is sure to be salubrious for the real estate industry along with government interventions & new schemes rolling in in urban house spacing. 

Factors driving the growth of the real estate industry in India include low interest rates, favourable government policies, revised circle rates in Delhi, more ready-to-live projects etc. The report also highlights the fact that more than 58% people consider property as a mode of safe investment, with a notion that the prospects for real estate are likely to get an upswing once the pandemic recedes.

स्थानीय स्तर पर फेस्टिवल की फिल्मों को पहले की तरह ही तरह टपरा टॉकीज में दिखाया जाएगा. बांस बल्ली गाड़कर तिरपाल से बनाए गए तम्बुओं को टपरा टॉकीज कहते हैं. KIFF की फिल्मों को शुरुआत से ही सिनेमाघरों की बजाय टपरा टॉकीज में दिखाया जा रहा है. इस कारण यह एक अनूठे अंदाज वाला फेस्टिवल बन गया है.


बता दें कि खजुराहो अंतरराष्ट्रीय फिल्म फेस्टिवल का आयोजन स्थानीय भाषा, संस्कृति, परिवेश और पर्यटन की खूबसूरती को दर्शाता है. फेस्टिवल के आयोजन का उद्देश्य बुंदेलखंड के प्रतिभाशाली फिल्म कलाकारों को अंतरराष्ट्रीय स्तर पर पहचान दिलाना है. फेस्टिवल में बड़ी संख्या में स्थानीय भाषा की फिल्मों को भी प्रदर्शित किया जाता है. जिसकी सराहना पूर्व राष्ट्रपति प्रणब मुखर्जी भी कर चुके हैं.

मध्य प्रदेश, छत्तीसगढ़, पंजाब सहित कई राज्यों का स्थापना दिवस आज । राष्ट्रपति, प्रधानमंत्री, लोकसभा अध्यक्ष व कई राज्य के मुख्यमंत्रियों ने दी शुभकामनाएं।

छत्तीसगढ़, पंजाब सहित कई राज्यों का स्थापना दिवस आज ।

राष्ट्रपति, प्रधानमंत्री, लोकसभा अध्यक्ष व कई राज्य के मुख्यमंत्रियों ने दी शुभकामनाएं।  


पंजाब, हरियाणा, कर्नाटक, आंध्र प्रदेश, मध्य प्रदेश, छत्तीसगढ़, केरल, अंडमान-निकोबार, पुडुचेरी और लक्षद्वीप जैसे राज्य और केंद्र शाषित प्रदेश मना रहे अपना स्थापना दिवस, जिसके चलते कई लोगों ने दी शुभकामनायें।  



आज 1 नवंबर को कई राज्य स्थापना दिवस बनाते जो अलग समय पर अलग अलग परिस्थिति में बनाये गए थे

जिसमें हर राज्य का अपना एक इतिहास है। अगर कर्नाटक, आंध्र प्रदेश, मध्य प्रदेश, केरल जैसे राज्यों की बात करे तो इन सभी राज्यों का ''राज्य पुनर्गठन अधिनियम'' के तहत 1 नवंबर 1956 को गठन किया गया, वही अगर पंजाब, हरियाणा की बात करें तो इन दोनों राज्यों को ''पंजाब पुनर्गठन अधिनियम'' के तहत हरियाणा राज्य को पूर्व पंजाब राज्य से अलग कर भाषाई आधार पर 2 अलग राज्यों का गठन किया गया ।  



वही अगर छत्तीसगढ़ राज्य की बात करे तो ''मध्य प्रदेश पुनर्गठन अधिनियम 2000'' के तहत मध्य प्रदेश राज्य के 16 ज़िलों को अलग कर इस राज्य का गठन किया गया। वही अगर केंद्र शाषित प्रदेशों की बात करे तो इनका गठन अलग-अलग समय पर किया गया था।     


 

इस मौके पर महामहिम राष्ट्रपति रामनाथ कोविंद ने देशवाशियों को शुभकामनाएं दी।  




प्रधानमंत्री मोदी ने भी दी शुभकामनाएं।  




इसी के साथ लोकसभा अध्यक्ष और राजस्थान के कोटा से सांसद ओम बिरला ने भी कू (koo) ऐप के माध्यम से शुभकामनाएं दी। 



 कई राज्यों के मुख्यमंत्री ने भी दी शुभकामनाएं।

*PNB holds Mega Credit Outreach Programme in Delhi*

 Delhi, November 1, 2021: In a bid to reach out to customers and address their credit needs, a Mega Customer Credit Outreach Programme was organized by the lead Bank - Punjab National Bank at Wazirpur Industrial Area, Delhi. 


The credit outreach Programme was inaugurated by Chief Guest Ms. Cheshta Yadav - District Magistrate (North-West District) Delhi. The program was attended by Shri Ashish Kumar - SDM (HQ) North- West Delhi, Shri K. Meenakshisundram - General Manager of PNB Delhi Zone, Shri Shyam Sunder Narang - Chief Regional Manager of IOB, Shri Anil Ahluwalia - Dy Circle Head North Delhi, Shri Rajinder Choudhary - AGM SLBC Delhi, executives from Public Sector & Private Sector banks and a large number of customers.

While recognizing the efforts of all the banks during the Covid-19 pandemic, Ms. Cheshta Yadav appreciated the step taken by the banks to reach out to customers for their credit needs as well.

Shri Ashish Kumar emphasized that Banks should give top priority to financial benefits for the poor under various Government sponsored schemes, with particular focus on the recently launched Pradhan Mantri Formalisation of Micro food processing Enterprises (PMFME)

Shri K. Meenakshisundram said that in a bid to boost the credit off-take during the economic slowdown, credit outreach programs are organized at several districts in the country, including 11 in Delhi. Such programs would contribute to economic growth and must be continued even after the campaign period.

On this occasion, participating Public and Private Sector Banks distributed sanction letters of around Rs 54.64 crore to 415 customers. Punjab National Bank (North Delhi) distributed sanction letters of Rs 24.00 crore to 144 customers. 

While extending a vote of thanks, Shri Anil Gupta - LDM North West District, appreciated all the participants for making the Credit Outreach Program a great success.
